        Ok ..first, it's Princeton WV, there's worse places but it's still a shit hole. Second, digging a well is gonna suck. It's coal country with sour water. Third solar panels don't work really well in hollers. Fourth, there's not a lot of "ranchers" in WV because they have lots of steep hills. Fishing is also a bit touchy because lots of streams are polluted to shit with coal mining and acid drainage. Those are the reasons that house is 50k. Also, it probably needs total remodeling (I would support a govt grant system to paint all houses in the Ohio valley and West Virginia), the schools are shit, the culture is shit, and the food is shit.           You need to get sponsored or whatever from a relative already living here and while there are certainly lots of Italians in WV who migrated in the earlier 20th century, they've long since assimilated. You're going to stick out like a sore thumb in rural Appalachia. No one will like you or help you much until you've lived there for at least a decade. Most of those people have been perpetually fucked over by every outsider for centuries. Many if them still trace their roots and heritage back to their Irish ancestors who were run out of western PA by the newly formed federal government in the late 1700's, and they still abide by the same clannish rules that have kept them alive for all these years. It's not a "paradise". It's a rocky, steep country where people go missing regularly and locals don't talk. As an immigrant, you'd be much better off looking at suburban Ohio or something.           What it doesn't show clearly in the photos (you need to look at the satellite image) is that there is another small creek (like maybe a foot or two across) right behind the house at its level emptying into the bigger creek below.
          Normally that's not a big deal, and sometimes it might even be dry, but any large rain and you'll have the water from that entire hollow behind them being funneled directly at them.

        Incorrect. Look at the rest of the listing. It's rotted to fuck. The hillside drains right into it and the 15 acres are a steep as mountainside (as us much if WV). All of those things combined wouldn't make it a terrible purchase except for the fact that the mineral rights don't transfer so you're essentially leasing the crummiest hillside portion of land in southern WV with expectation that you improve it, or at least demolish the current house and put a trailer in stilts in its place. Again, it's been posted before. It's not a value. It's been on the market for a year+. It's a dump.

              One other possibility is that they couldn't (or didn't want to) drive up that hill during snow and ice, especially if it was older people who lived there and needed to get out quickly.
              This seems to me like something kids would have made for their aging parents. This is about 2000 feet in elevation, so winters can still be troublesome, although it was much worse decades ago.

    Gabions filled with rock to stabilize the fill they put in for a better parking area. They put them down by the wood bridge that crosses the creek for erosion control as well.
