    My parents bought their house in 1984 for $72,000.

    Huge block, double story, 5 bedroom, 3 bathroom. Front yard, back yard. Double-brick, steel frame, marbled floors.

    And its in the suburbs, only 10 minutes drive to the city, and no I dont live in America, I live in Australia, so no African Americans here.

    i own my home outright and i'm sitting on cash too. i'm considering trading down on my home if prices crash far enough, so that i can move somewhere. i don't need to move anywhere, in fact it's quite good where i am, but you don't know until you explore your options whether you're missing out on something even better, and i can do my job from anywhere in the world.
    i believe you have to pay taxes on the difference, which i'll refer to as D, when you sell a home for X and buy another one for less than X. of course the cheap target house that i downsize to doesn't happen in a vacuum; my home also won't command quite as high a price as it did last week, either -- but that doesn't matter because housing here is still well into the demand curve. perhaps some other state, like idaho or montana, demand is below normal. thus the comparative difference gives you a bigger D to work with.
    mortgage rates are for poor people. taxes are what influence wealthy people. lower taxes means we put more into into job creation.
