      My dad is the eldest of his siblings but still got israeliteed out of his inheritance when his multi-millionaire farmer grandad died. Ended up only getting around $5k and the rest went to the church. That same church now has 3 female pastors today. All my life I've only ever known poverty.

If you live in a rural area chances are your house is going to lose value over time since most of the population want to live in urban areas. Then there are maintenance costs, mortgage interests, real estate agent fees, bureaucratic costs, inflation etc.

            If we're talking about buying a house for the rest of your life then yes, buying is better than renting. But since OP is a fucking loser with a shitty job the last thing he should do is getting in debt for the next 30 years just to afford a shithole barrack.

                My parents bought their house for 200k in 2002, now that house is worth 115-120k at best. In the meantime they paid something like 80-100k in interest alone (idk the exact number, i was just a kid at the time). They also paid something like 18k in transaction costs. During this time they had to change all the windows and the water heater (15k total). Adjusting everything for 20 years of inflation (43,5%) turns out that they should resell their house for something like 400k just to break even. The house is worth 1/4 of that. And i live in northern italy, in the richest region of the country.

                I'm not totally against real estate because there are certainly growing markets, but buying a house requires a good evaluation. Otherwise you can lose a lot of money like my parents did.

              1. Get a good job (or start your own thing if you are able to do entrepreneur shit)
              2. Get an emergency fund to get you covered
              3. Control your expenses
              4. Invest what you can invest without sacrificing what you consider to be your minimum desired lifestyle

    I bought a house together with my parents and brother for dirt cheap just before the pandemic so we got really lucky. We're renovating it and planning to split it up into 3 apartments, one per floor.

    Why don't more people do this? Lets get back to our roots with multi generational housing. How do you think your grandparents and great grandparents lived? They all lived together under the same roof, either until the children got married and bought their own house or until the parents and grandparents died etc. It's only a very recent phenomenon that you're supposed to move out and buy a single family home, it's bullshit. With these housing prices I don't even see that happening until all boomers die off, but gen X will likely live even longer than boomers so we wont have affordable single family housing for a very very long time.

        Most people in Germany rent apartments, compared to say Hungary where most people own and live in their own houses.     My great grandmother sold my parents her house below the market value. Parents ended up getting divorced because father was a degenerate and they sold the home. Mother couldn't afford a new home so she had to rent. I had to help pay half of the rent for part of my adult life until I moved out and rented a place of my own.
