He wants to buy a house for 10k and then fix it up and sell it for 80k. My Dad is more experienced than I am when it comes to this so I trust him to know what he is doing. I just got a text from a cash advanced/lending company and apparently they only service people with bad credit. I haven't had a job since I was a teen and am an unemployed college graduate (Graduated a year ago) so it is expected that my credit should be bad, but should I be worried? I texted my Dad about it and he just said I can ignore it. My Dad had his real estate license suspended because a tenant burned down his house after being evicted and he had to file bankruptcy.

    Cash advances have high interest and if your dad doesn't even have 10k to start with, theres no way he can add 70k of value to the house without borrowing more money, this is a doomed to fail exercise.     Where is a house and land 10K? even a plot of land in a mobile home park with no home is 15K right now. moving a used mobile home is at the very least 4K for permits to get it on the road and moving convoy. the cheapest used mobile home that would be new enough to be given a permit is 30K, unless he plans to get a Mexican and an f350 with a trailer and move a $5K craigslist husk at night but then your paying off Pablo, the mobile park owner, and the town inspector and tax appraiser to look the other way, and HOPE TO GOD the thing doesnt dissolve on the highway its jail for your father and everyone involved.
    He might have a 10k piece of land with a tiny husk of a house on it but its 20-30k for electricity, sewer, and building permits just to get it approved for living. This does not account for the 40K in repairs a husk house would need, most tear down and start over. Thats before you can sell the house

    if this is 10K on a 40K house in decent shape, your fighting depreciation in a shit neighborhood out in the boonies. Your dad will be stuck with the nicest house on the shit block and thats reseller purgatory right there.

        Any house that goes to auction failed to short sale. Which means most of them have some kind of significant structural problems. Things are cheap for a reason.

Thats a $5k a year property just in taxes! and he cant start building on the land for a year in case the owner shows up within the year and pays the taxes they owe! if they do your dad gets a 1-12% interest + his money back but the land goes back to the original owner, including any improvements. You dont get a quick claim deed until the year is over, and then guess what, you owe 5K for that year when you get the deed!

          if you had 100K you could bid on a few properties at once, hold them, if they pay in time great you earned interest, if they dont cool you have land and maybe a house, but you gotta pay off cheap bills like people behind on $1000 -$2000, but 10k your making a huge gamble with no additional money and a bill that will only grow from one year to the next and thats before thousands in potential improvements needed for the property and time on the market, your basically 15K in the hole a year from now before getting a chance to act on your investment, and hoping you'll have money then when your already borrowing OMG your also borrowing the 10K from a quick loan that will charge you at the absolute least 37% APR, thats $3700 a year.

            Also yes. Every city has a small list of 20-30 properties that went to auction and nobody bid on it so if you pay its yours immediately quick claim deed and all. But think about it. these are the reject lands not even the retail vulture were willing to throw money at. tiny slivers of land with powerlines overhead where building is illegal because of imminent domain, or a piece of land thats 80% ditch with a water pipe that floods, or a parking space inside a church, literal swamp land and abandoned stores downtown with $100K price tag and $20k/yr tax bill. If you dad says hes getting one of those pieces of land, might as well take your cash a d burn it.

            Maybe he's actually bidding on $1000 tax bill, then using $9000 to improve and flip, but also keep this in mind. 90% of these auctions happen in December, and he has to win as the highest bidder as well.
