ITT: The Housing Bubble

As these guys get fucked with rates people get fucked with rent, as the cost is passed onto rentoids.
Is now a good time to buy a house?

    Austria:
A 450sqft condo, in a 100k town, in a area infested with drug addicts, turks and afgans costs 80k€ in 2019
The same piece of shit costs 150k€ now.
So yeah that rating seems accurate.

Why the fuck CZ of all places? There doesn't seem to be anything interesting there. No amazing industry, no amazing retirement or holiday places, no anything I can really think off.
Portugal I can kind of understand why it might drive foreign investment, since it's in a nice climate, nice landscape and close to the ocean.

CZ is still on their own currency, so they can do what they want. The euro-zone is once again struggling with the fact that Greece and Italy have no business sharing a currency and central bank with Germany and the Netherlands. ECB will move super cautiously to avoid bankrupting the more indebted members.

Portuganon here. Yes bro, you have saudades. To reply to your post, housing is ridiculously expensive right now. My brother in law and his fiancé have been looking for two years and they live in Leiria, which is far from the most expensive place, and even 1 bedroom vivendas/moradias are in the upper hundred thousand or >200k. In Lisbon it's unbearable, prices in the city are super high and it takes so much time to get housing permits and building licenses that there's not enough supply to keep up with demand. My girlfriend and I are young but we are already planning for our house, and we are anxiously waiting for this bubble to burst

I don't know how they're measuring it but...

The average income in Portugal is closer to Eastern Europe than its neighbours. They might be measuring 'bubble' in terms of relative growth (like % increase year on year) which if the prices were low to start with it might not be hard to get large increases. But also, I know plenty of people that work in IT and live in Portugal and work 100% remote, but they're paying income tax in another country, so such people are probably driving up prices (because they can outbid people on local salaries).

        Anonymous

Do you know how they're doing this without getting caught? How do they use the money back in Portugal e.g. if they want to buy a house? I'm a Portubro making big stacks working from home, I'm tired of losing half my income to finance this clown government.

Government brought in new lending laws to slow the bubble. That plus global recession people are selling for 100k under RV. But they're backtracking on some of the regulations to keep the market afloat.

Whereabouts? I bought in 460, peaked 900, now 740 looking to sell for a dip hopefully 700 still a decent turnaround. They're going to change the new bank laws again though so that it doesn't collapse because they went retarded on borrowing rules, but IDK I think it will stagnate a bit but not fully implode.

cope, rentoids - I locked in a fixed rate of 3% and I'm going to charge the standard market rate which is based on a 6% mortgage rate, pocketing the difference as a profit. I will profit massively from the housing affordability crisis and there is nothing you can do about it (except, of course, pay rent).

Only London is in a housing bubble in the UK, but because London is not the UK, it averages out.

London and HK are the two largest housing bubbles **OF ALL TIME** in terms of avg price/earnings.

      Anonymous

it's not a bubble it's a genuine shortage, it's why the home counties are expensive and the rest of the country with some exceptions is dirt cheap. There isn't enough housing where it's actually needed.

In Portugal, if you want to buy an appartment you would have save 36 years of minimum wage salary, i mean, a modest 300k home minimum wage is 600 after tax * 14.. Fucked up thing is that there are 1 million people in Portugal earning minimum wage. You go like 50km and there are apartments for under 100k. Fucked up how tourism prices nationals out of their own cities.
